Booking Terms & Conditions

  1. Check-in is from 1600 on the day of arrival. Check-out is at 1000 on the day of departure.
  2. No persons in excess of the number agreed at the time of booking are to occupy the room. Breach of this rule will terminate the contract without recompense to the client.
  3. If a booking includes children under the age of 18 this must be disclosed at the time of booking.  Children must be supervised at all times.
  4. Guests are welcome to wander around and enjoy our garden but we ask for the kitchen patio not be used, as we keep it for family use.
  5. The garden contains many steps and different levels, with some unfenced drops.  Children must be supervised at all times and we accept no responsibility for any accidents or injuries to anyone in the garden.
  6. We reserve the right to terminate the visit of any person whose conduct is detrimental to the comfort of others. Please respect other guests and keep noise to a minimum after 2200.
  7. We offer a continental breakfast delivered to your bedroom daily.  This includes cereal, bread (toaster provided), butter and jams, croissants, orange juice, fruit and yogurt.
  8. No smoking of any kind (including vaping and e-cigarettes) is allowed within the house, ashtrays are provided outside.
  9. Guests are welcome to reasonable use of the sitting room until 1900.
  10. Parking is available either on our driveway or in the lay-by opposite, all free of charge.  You may be asked to move your car to allow other guests to move their cars.
  11. Please do not block neighbouring gateways and access lanes at any time.
  12. Dogs are not allowed to stay in the house, unless expressly agreed IN ADVANCE.
  13. We do NOT offer daily housekeeping, except by prior arrangement for £10/day.
  14. Any extra cleaning or damage caused must be paid for before departure.
  15. Dietary requirements must be notified in advance so that we can cater for them.
  16. No candles or naked flames are permitted in the property.
  17. WiFi is provided throughout the house, but we cannot be held responsible for any interruption of this service.  Please see separate Use of Internet terms.
  18. Smart TVs in the bedrooms have FreeSat channels which include radio.  They can be connected to the WiFi for internet-based services (such as connection to clients’ private Netflix account) but the internet speed cannot be guaranteed for this.
  19. No liability shall be accepted by the us for loss, damage or theft of personal property belonging to guests, either in the property or in/to cars, bicycles or other vehicles left on the property. Nor shall liability be accepted by the owners for accident or injury to guests, either within the property or outside.
  20. Please do inform us as soon as possible if you have a complaint with your accommodation or if you find that anything is faulty within the accommodation that needs our attention, so that we can assist and repair or make alternative arrangements. Due to the limited period of hire, it may not be possible to repair such items during the period of hire.
  21. We strongly recommend that you get your own travel insurance, we do not provide this.  Please see our separate policy relating to COVID-19.
  22. Any left property will be returned following receipt of a pre-paid address label.  Royal mail and Hermes offer a good service and the label can be e-mailed to us.
  23. The house is home to 2 dogs and 2 cats and guests will likely see and perhaps hear them.  Any disturbance to clients is kept to a minimum but occasional barking is to be expected in this family home

Cancellation policy

  1. In the unlikely event that we have to cancel the reservation due to circumstances beyond our control, we will provide a full refund of monies paid. No further financial claims will be considered.
  2. Cancellations by the client will receive a full refund if made 14 days in advance of arrival, minus £10 admin fee, otherwise the deposit will be forfeited.
  3. We will offer a full refund to cancellations made up until 7 days before arrival if the reason for cancellation is a direct cause of COVID-19 (guests being asked to self-isolate or contracting the disease), minus an admin fee of £10.
  4. If a guest is required to self-isolate with us beyond their planned stay they will be liable for the additional costs caused. This includes any additional costs associated with the impact to follow-on guests who may not be able to stay with us due to the extended stay.  Guests are encouraged to take out suitable travel insurance to cover this eventuality.
